- Step 2: Enter your application number, PID number or renewal application number along with the name of the owner.
- Step 3: Click on ‘Recover’ to see the owner details on the next page.
- Step 4: If the details displayed are correct, click on ‘Proceed’ to fill Form IV. If any changes are required, click on ‘Proceed’ to fill Form V.
- Step 5: Verify the information already filled for accuracy and proceed to make tax payment. You can choose to pay in installments or in full, either through an invoice or online.
- Step 6: For online payment, choose the mode of payment – Debit Card, Credit Card or Net Banking.
- Step 7: After successful payment, a receipt number will be generated. You can view, print or download the receipt after 24 hours.

How to Obtain BBMP PID Number
If you need your BBMP Property Identification Number (PID), follow these steps:
- Step 1: Visit the BBMP official website at https://bbmp.gov.in/
- Step 2: Click on “GEPTIS” under “Other Links” at the right bottom of the page.
- Step 3: Sign in using your login credentials or register using your mobile number to see the mapped property on Google Map.
- Step 4: Mouse over the property location on the map to receive property details along with the new PID Number.

BBMP calculates property tax using three methods: Annual Rental Value System, Capital Value System, or Unit Area System. Bangalore follows the Unit Area System, where tax is charged based on the property’s per unit price of carpet area.
Different BBMP Property Tax Forms
Choose the appropriate form for property tax payment based on your property details. Forms I to VI are available for different scenarios.
- Form 1: This form contains important property details like street address, ward and plot number, and is used when the owner has a PID number.
- Form 2: When the owner has account number instead of PID number, this form should be used. The account number can be found on the Certificate of Account issued for each property.
- Form 3: Form 3 is used in the absence of both account and PID numbers.
- Form 4: This white form is used when there is no change in the details of the property.
- Form 5: When any changes are made to the property, such as building an additional floor, demolishing a section, or converting from non-residential to residential, Form 5 must be used to document the changes.
- Form 6: This form is required if the property is exempt from taxes.
Due Date & Rebate
To avail of a 5% rebate, pay your property tax in a single installment before the due date (typically 31st March). Delayed payments incur a 2% interest charge per month. You can also pay in two installments before 30th June but won’t qualify for the rebate.

Property tax rates vary based on the zonal classification under the unit area value method (Zones A to F). The rates range from Rs. 5 to Rs. 1 per square foot for tenanted properties and Rs. 2.50 to Rs. 1 for self-occupied properties.
